Existing Challenges:
The City wants to turn a portion
of vacant, city-owned land into a
mixed-use business and residential community park utilizing
the indestructible PowerConcrete Building System to build
sustainable, solar powered and energy efficient homes. This
community development project will create thousands of new
jobs and increase the tax base of the
property for the benefits of the City. The City does
not have the budget to spend a few Million Dollars and offers
from other developments firms are too costly for the City
to match or to consider.
Our 100% Financing Solutions:
We will work with the City Leaders
to structure private-public partnership agreements between
the City Leaders and PowerConcrete Inc. in a
way that allows us to finance 100% of the funds we would
need to construct and operate
the entire Community Development Project including the establishment
of a possible “Land of Giants” Family Entertainment Park within
the community.
The land can stay owned by the City either leased for
99 years by us or purchased by PowerConcrete Inc. and the
City can maintain first position. The City does not have
to guarantee debt, issue debt, or take
on any debt to their books, nor do they have to come
out of pocket.
How do we make it work?
We
can accomplish 100% project financing for ANY COMMUNITY DEVELOPMENT
PROJECT as long as the City is willing to provide an unconditional
commitment to back the future revenue stream to our project,
at least equal to our debt service.
Due to the fact that we
would eliminate development risk to almost 100% by PRE-SELLING
all residential and commercial units in the proposed community
development projects on behalf of the City, the City Leaders
have to provide a “Letter of Interest” in providing that commitment
to us.
We can then work with our
capital solution providers and the City Leaders to structure
these funding arrangements. Once we know that the City is
willing to back the future revenue stream should we
have a short fall and could not make debt service, that is
when our capital solution providers will step in and offer
suggestions on how to mitigate risk for the City such as offering
the City first position, insurance's, capital reserves etc.
